Why the order matters more than the list
Search for fall greenhouse jobs and you will find the same twelve bullet points on forty sites. Clean the glass. Add insulation. Service the heater. Move the tender plants in. All true, all useless, because none of them tell you the thing that actually decides whether your fall goes smoothly: what has to happen before what.
Here is the problem in one sentence. You cannot scrub the structure properly while it is full of tomato vines, you cannot fit bubble insulation to a wet, dirty frame, you cannot test a heater in a house you have not yet sealed, and you absolutely cannot move a season's worth of container plants inside and then decide to do any of the above. Every one of those jobs blocks the next one. Do them out of order and you will find yourself in late October dragging fifty pots back outside in the rain so you can reach the door frame you should have sealed in September.
The other problem is timing. Fall work is not evenly urgent. Sealing a draft in the second week of September buys you nothing. Doing it three days after your first frost is already too late for whatever was sitting nearest the door. The jobs have windows, and those windows are set by one thing.
Find your anchor date first
Everything below is measured in weeks before your average first fall frost. Not September 15th, not "when the leaves turn" — your local first-frost average, which can differ by a month between two towns forty miles apart, and by two weeks between the bottom of a valley and the ridge above it.
Look yours up, write it on the greenhouse door frame in permanent marker, and treat it as the zero point. Then count backward. A gardener in zone 4 is starting stage one in the last days of August. A gardener in zone 8 is starting it in the second half of October. Same sequence, same gaps between stages, completely different calendar.
The average is a coin flip, not a deadline.
An "average first frost of October 10th" means roughly half of years frost earlier than that. It is a planning midpoint, not a guarantee, and the spread around it is wide. Build a two-week safety margin into every stage below and you will never be the person carrying pots through the dark with a flashlight. The seven-stage changeover sequence
Read this as a countdown. The spine runs warm at the top and cold at the bottom, which is exactly what your greenhouse is about to do.

Stage 1 · 6 to 4 weeks before first frost
Triage the summer crop, then be ruthless
Walk the house with a decision to make about every plant still in it: is this going to ripen anything worth having in the next three weeks? Tomatoes with hard green trusses and no flowers left will not. Cucumbers that have gone bitter and mildewed will not. Peppers on the turn might.
Strip out everything in the "no" column now, while the weather is still workable and you can carry it to the compost heap in daylight. Take out the plant, the string, the stake, the growbag and the drip line in one pass. Half-cleared houses stay half-cleared for weeks.
What survives triage gets shifted to the warmest, brightest end so you can heat and cover a smaller footprint later. This is also the moment to strip the lower leaves off remaining tomatoes and stop watering them heavily — you want them finishing, not growing.

Stage 2 · 5 to 3 weeks before first frost
The sanitation window opens the moment the house is empty
The house will never again be as empty as it is right now, and the weather will never again be as pleasant for scrubbing. Take the window. Glass and polycarbonate lose a meaningful share of their light transmission to a summer's worth of algae, dust and shade-paint residue, and you are heading into the darkest quarter of the year with light to spare only if you clean now.
Work top down, inside and out. Get into the glazing bar overlaps where algae sits — a thin plastic plant label slid through the gap does what no brush will. Sweep and scrub the floor, wash down staging, and empty and clean every seed tray and pot you are keeping.

Stage 3 · 4 to 2 weeks before first frost
Seal the structure, then insulate it
Sealing comes before insulating, and both come before heating. There is no point paying to warm air that is leaving through a door that no longer closes flush, a vent that has dropped on its hinge, or a gap where a panel has crept in its channel over the summer.
Close the door and look for daylight around the frame. Check every pane and panel is seated and clipped. Replace perished glazing tape. Fit a door sweep if the bottom gap is more than a few millimetres. Only then does bubble insulation go up — dry frame, clean surface, clips rather than tape wherever the frame allows.
Insulate the end walls and the north-facing side heavily and the south-facing side lightly or not at all. Every layer you add costs you light, and in December you will want the light more than you want the extra degree.

Stage 4 · 3 to 1 weeks before first frost
Commission the heat before you need it, not the night you need it
Test-fire everything while it is still warm enough to fail safely. Electric heaters get a visual check on the cable and plug, a run at full output for twenty minutes, and a thermostat that you verify against a separate thermometer rather than trusting the dial. Paraffin and propane units get the wick or burner cleaned, the fuel checked for a season of sediment, and a supervised test burn.
Two things people skip. First, work out where the heat will actually go — a heater in the corner with no air movement warms the corner. Second, decide your target, because "frost free" and "warm enough to grow" are wildly different fuel bills. Most hobby houses want the former.

Stage 5 · 2 weeks before first frost to frost itself
Move plants in — through quarantine, not straight to the bench
Now, and only now, does anything come inside. The house is empty, clean, sealed, insulated and heated, which is precisely the condition in which one aphid-covered pelargonium can ruin your entire winter.
Everything gets inspected before it crosses the threshold: under the leaves, in the growing points, and in the top inch of compost. Anything suspect gets treated and held separately for a fortnight before it joins the others. Repot or top-dress, wash the outside of the pot, and lose the saucer full of stagnant water.

Stage 6 · At first frost and the fortnight after
Take the water system out of the firing line
Standing water in a drip line splits it. Standing water in a timer wrecks the diaphragm. Standing water in an outside tap can crack the pipe behind the wall it is fixed to.
Disconnect and drain drip lines, blow them through if you can, and store timers and filters somewhere frost-free. Lag or cover the tap. Drain, scrub and re-cover water butts — a butt left full of leaf-stained water breeds algae and freezes into a solid block that can split the seams.

Stage 7 · Late October and onward
Reset the soil and convert the space
With the house sealed and stocked, the last jobs are about next year. Border beds that have grown the same crop for three seasons need attention: flush the salts, top-dress with compost, or partially replace the top layer. Beds that will sit empty until March can carry a cover crop or stay bare, and there is a real argument on both sides.
The other conversion is what the space is now for. Through September and October a greenhouse is one of the best curing and drying rooms you will ever have for squash, onions and garlic. By December it is one of the worst storage spaces, because it swings twenty degrees between noon and midnight. Know when to move things out.

How the sequence shifts by zone
The gaps between stages stay the same. Only the anchor moves. These are typical average first-frost windows — check your own local figure rather than relying on a zone map alone, because elevation and aspect move it substantially.

Warm-zone growers still need stages 1, 2 and 7. Your limiting factor in winter is not cold, it is day length — and below roughly ten hours of daylight, most crops effectively stop putting on new growth no matter how mild it is. The three things people get wrong every fall
Treating the first frost as the start of the work
By the time the forecast shows a frost two nights out, five of the seven stages above are already late. The forecast is not a trigger, it is a report. Anchor to the average, work backward, and let the actual frost arrive to a house that has been ready for a fortnight.
Sealing the house too tightly
A sealed, insulated, unheated greenhouse full of damp compost and warm soil is a botrytis incubator. Fall is when the soil is still holding summer's warmth and the glass has gone cold at night, and that combination puts water on every interior surface by morning. You still need to vent on cold days — briefly, at the warmest part of the afternoon, with the heat off. Read autumn condensation and gray mold before you tape up your last vent.
Skipping the light audit
Cleaning the glazing is the cheapest degree of heat and the cheapest hour of light you will ever buy, and it is the job people drop when the weather turns. It has to happen at stage two, in an empty house, in decent weather. Push it to November and it does not happen at all.
Staging your supplies before you need them
Every stage above stalls if you are missing one cheap item. Buy these before stage one, keep them in a crate by the door, and you will never lose an afternoon to a hardware run. Frost cloth and row cover

The single most useful fall purchase, because it protects plants at the plant rather than heating the whole structure. Heavier weights buy more protection and block more light, so most growers want two weights rather than one. Get the hoops and clips at the same time.
Bubble insulation film and frame clips

Horticultural bubble film has larger cells and better UV stability than packaging bubble wrap. Aluminium frames take purpose-made clips that push into the glazing channel; timber frames take stainless staples or battens. Measure your end walls and north side, not the whole house.
Weatherstripping, door sweeps and glazing clips

Foam tape for the door frame, a brush sweep for the threshold, spare glazing clips and a tube of exterior sealant. Under ten dollars of materials routinely does more for a small greenhouse than a heater upgrade costing fifty times as much.
A min/max thermometer you actually trust

You cannot commission a heater without knowing what the house did overnight, and heater thermostats are frequently several degrees out. A simple min/max unit placed at plant height in the coldest corner tells you more than any dial. Site it away from the door and out of direct sun.
Ground anchors and storm bracing

The most common way a hobby greenhouse dies is not frost, it is an autumn gale on a structure that was never properly anchored. Screw anchors, base fixing kits and a diagonal brace at each end are worth doing in September rather than after the first warning.
Curing racks and storage crates

Mesh shelving, hanging nets and stackable crates turn the greenhouse into a curing room for six good weeks. Whatever you use has to allow air on all sides — squash cured on a solid shelf rots from the contact point.

Common questions
When should I start fall greenhouse work?
Six weeks before your average first frost date, not on a fixed calendar date. In zone 4 that is early August; in zone 8 it is mid October. The seven stages take roughly eight weeks end to end, and the last stage runs on past the frost itself.
Should I clean the greenhouse before or after moving plants in?
Before, without exception. The house will never be emptier or the weather more workable than it is at the end of summer, and every job after cleaning — sealing, insulating, heating — is harder in a full house. Cleaning happens at stage two, move-in at stage five.
Do I need to heat an unheated greenhouse in fall?
Usually not through September and October. A sealed, insulated greenhouse typically holds a few degrees above outside overnight, which covers most early frosts. Heat becomes the deciding factor when you want a reliable frost-free minimum for tender overwintering plants, and that is a fuel commitment worth deciding on deliberately rather than drifting into.
Can I leave the greenhouse sealed up all winter?
No. Warm soil under cold glass produces condensation on every surface, and still, damp air is how gray mold takes hold. Vent briefly on the mildest part of dry days, keep some air movement, and water in the morning at the roots rather than soaking the house in the afternoon.
What can I still sow in September and October?
