The Fall Soil Reset: Border Beds, Top-Dressing and Cover Crops Under Glass

A greenhouse border never gets rained on, grows the same crop every year and runs warm for months. Three problems follow from that, and autumn is the only sensible window to fix any of them.

A greenhouse border is a strange environment for soil. It never gets rained on, it grows the same crop in the same place year after year, and it runs warm for months at a time. Three specific problems follow, and all three are addressed in autumn.

Salt accumulation

Every feed you apply and every irrigation with hard water leaves mineral residue behind. Outdoors, winter rain flushes it downward. Under glass, nothing ever does, so it accumulates season after season. High salt levels make it harder for roots to take up water — plants wilt in visibly moist soil, growth is stunted, leaf edges scorch. You can often see it as a white crust on the soil surface or on the sides of clay pots.

Disease carryover

The same crop family in the same soil every year builds up whatever specialises in it. Root rots, wilts, nematodes and soil-borne fungi all persist over winter in undisturbed soil and are waiting when you plant into it in spring.

Structure collapse

Repeated watering without rain, plus foot traffic in a narrow space, compacts border soil. Organic matter burns off faster in a warm house than in a cold garden bed, so it depletes quickly unless replaced.

Autumn is the only sensible window.

The beds are empty or emptying, you are already in the greenhouse doing the changeover, and anything you add has months to break down before spring planting. Attempting this in March means disturbing soil you are about to plant into.

Flushing the salts

The fix is the rain the soil never gets. Water the border heavily — genuinely heavily, several times the volume you would normally apply — and let it drain through. Repeat two or three times over a week.

Use the best water you have. Rainwater from the butt is ideal, because adding more hard mains water is adding more of what caused the problem, though mains water in sufficient quantity still flushes more than it deposits.

Do this before you add compost, not after, so you are not flushing your fresh organic matter straight through.

An alternative for gardeners with removable side panels or a moveable structure: leave the border open to winter rain. Nothing you can do with a hose matches a winter's rainfall.

Three levels of intervention

Top-dressing, every year

The routine baseline. Two to four inches of good compost or well-rotted manure spread over the border surface after flushing. Do not dig it in; let worms and weather work it down over winter. This replaces organic matter, feeds soil biology, and improves structure without destroying it.

Adequate on its own for most hobby greenhouses that rotate crops sensibly.

Partial replacement, every three to four years

Remove the top six to eight inches of border soil and replace it with a mix of fresh topsoil and compost. This is the middle option: it removes most of the accumulated salt and a good share of the disease load without the work of a full change.

The removed soil is not waste — spread on outdoor beds, where rain and a different crop rotation deal with it, it is perfectly good.

Full replacement, rarely

Complete removal to a foot or more. Heavy work, and worth it only where you have a specific persistent problem: a wilt disease that has ruined successive crops, or a border that has grown tomatoes for a decade and stopped performing.

Consider whether a change of approach solves it more cheaply. Ring culture, grow bags, or switching to raised beds inside the greenhouse all sidestep tired border soil without moving a ton of it by wheelbarrow.

Rotation in a space too small to rotate

Textbook rotation needs four beds. Most greenhouses have two borders, and one crop everybody wants to grow in both of them.

What actually helps:

Leave it bare or cover it?

A border sitting empty from October to March can be left bare, mulched, or sown with a cover crop. Each has a real argument, and the choice depends on whether you need the space over winter and what your specific soil problem is.

A cover crop puts living roots in the soil, feeds the biology, and prevents the structural slump of bare soil. But it uses the bed, it uses water, and it needs cutting down and incorporating several weeks before spring planting.

Bare soil with a compost mulch is simpler, keeps the bench and border space usable, and gives a clean break to some soil-borne problems. It also does nothing to build soil life over the winter.

Test before you do the heavy version

Before removing a ton of soil, find out what is actually wrong. A basic soil test tells you pH and nutrient levels; a conductivity meter tells you salt levels directly, which is the specific greenhouse problem and the one most people are actually suffering from.

It is common to discover that a "worn out" border is a border with a pH that has drifted or a salt level that a thorough flush would fix, and that the wheelbarrow was never necessary.

Field beans, winter rye, phacelia and clover all suit an empty autumn border. Choose by what you want — nitrogen fixing, deep rooting, or fast cover — and sow immediately after clearing while there is still warmth to get it established.

Where it sits in the autumn work

Soil work is the last stage of the fall changeover, and deliberately so. It comes after the beds are cleared, after the structure is cleaned, and after the house is sealed and insulated — because barrowing compost through a greenhouse you have just fitted with bubble film is a good way to tear it.

It is also distinct from the surface sanitation you did earlier. Scrubbing glass, staging and pots deals with what is on the structure. This deals with what is in the ground, and they are separate problems with separate methods. Do the surfaces in September while the house is empty and the weather is decent; do the soil in late October when everything else is finished.
